Return On Investment (ROI) on an Asbuilt

Planning is one of the key elements of a successful remodel. You need to know everything you can about the building you are updating or renovating to avoid surprises that lead to delays and cost overruns. Creating asbuilt plans is one of the initial steps in the process to provide the details you, your architect, and construction team need to develop a successful construction plan that can be implemented.

With the cost of creating professional asbuilts running only 1-2% of the total cost of the overall project, the ROI of commissioning the drawings is high – cost overruns for unanticipated problems can add significant expense and result in substantial time delays.

Why As-Builts?

What are As-Built Drawings and Why Are They Important?

An As-Built floor plan drawing ensures you are paying for the accurate square footage of the property you are leasing or buying.

Construction projects are complicated, with many moving parts that must align just right for the finished project to turn out as planned. Issues inevitably arise during construction, and the best contractors prove their skill by adjusting to necessary deviations from the original design.

This is where as-built drawings come in. While they aren’t always mandatory, most clients will require a complete set of as-built drawings (also known as record drawings) at the conclusion of a project.

Providing these drawings is part of the conclusion of the construction management process, and they often prove useful in the future.

As a result, all contractors should be familiar with what goes into the creation of clear and useful as-built drawings.

In the event that there were many changes over the course of a project, or that those changes were poorly documented, working on as-built drawings at the last minute may be too late.

The plan also provides you with a safety net for your employees and business in emergencies.

Why the Need for As-Built Electronic Floor Plans?

In construction, an “As-Built” floor plan drawing shows the true and accurate floor plans as they actually are, not as the original architectural plans were drawn.

This is important because many changes are made during the construction phase and during renovations and remodels through the years.

Who Is Responsible for As-Built Drawings?

Since architects and designers create the original plans from which the as-built drawing is based, they are the most qualified to put together the final as-built drawing.

However, typically, they will have only limited involvement with the day-to-day construction. This means that they will not be aware of most of the changes undertaken throughout the project’s completion.

When Should You Start As-Built Drawings?

The creation of useful as-built drawings requires careful attention to detail and meticulous tracking of project development from start to finish.

With that said, producing them doesn’t need to involve a heavy burden of time or energy, outside of what is necessary to successfully bring a project to completion in the first place.

How Do You Create Effective As-Built Drawings?

As-built drawings should chronicle any changes made from the original design during the construction process. These changes should be explained clearly in writing, along with the date on which any change was made.

Any deviation from the original plan should be specified, whether the change was in design, location, materials used, or all of the above.

Three Important Questions

Protect yourself from employee injury and potential legal responsibility in the event of a calamity. Ask yourself three questions before you say that your workplace would be a safe haven for employees in times of emergency.

Those questions are:

1. Do you realize how much damage can be done in a few short minutes?

In the time it takes for law enforcement to arrive in an emergency, such as an Active Shooter or other violent person on the premises, people can be seriously – even fatally – injured. You, your employees and your property are all very much on their own during that time.

2. Do you have a clear understanding of what vulnerabilities you have in your building offices or facilities?

Just the way offices are laid out, where the entrances and exits are and how they line up can make a huge difference in the split-second safety of your personnel. Are visual obstacles in place and is your building in compliance with safety codes?

3. Do you have an Emergency Plan in place to anticipate personnel needs, situational responses and to prevent chaos?

Hindsight is always good, but sometimes it also comes with significant regret. You should have a plan that addresses the building property and what employees should do in emergency situations. And everyone should be provided with that information. Not only will employees feel that you are looking out for their best interests, they will understand what they can do to help protect themselves and others.

You might not recognize vulnerabilities that currently exist nor how to reduce them.

You can rely on professionals at QBS As-Builts to provide accurate floor plan drawings for authorities and our consultants can analyze your facilities to ensure maximum preventative measures are taken to help keep everyone and everything as safe as possible in emergency situations.
